770 Hot Springs Road, also known as Las Armas, is a beautiful estate nestled in the Montecito foothills. Arroyo Seco Construction is proud to have completed a full landscape renovation of the 1.84-acre property - a masterful redesign preserving the home's rich history and surrounding landscape. Built in 1929, much of Arroyo Seco’s work is inspired by the estate’s original architects, George Washington Smith, and Lutah Maria Riggs.
A Regal Pool & Spa
Designing and constructing one of the largest private pools in Montecito, Arroyo Seco heightens the area's ideal outdoor living appeal - with a spectacular 88-foot pool complete with a luxurious spa and Baja benches. The warm rustic brick surrounding the pool was installed to emulate the original brickwork on the outdoor stairway—all of this is secluded within the privacy of this historic oak and palm tree ecosystem.
Sweet Citrus & Garden Boxes
Tucked around the corner from the pool and spa amenities is a hidden sanctuary, where Arroyo Seco crafted elegant stone, raised beds perfect for a delicious fruit and vegetable garden. With Montecito’s enviable Mediterranean climate, at-home gardening has become more popular for local residents and green thumbs.
A ‘20s-Styled Landscape
The estate’s landscaping reflects the unique time period when the house was built, with a classical plant palette of white roses, boxwood, and an abundance of citrus trees - creating a pleasant aroma across the property. Across the estate, you can also catch glimpses of Santa Barbara’s birds of paradise and olive trees - both styled to the era.
From the onset of every project, Arroyo Seco prioritizes the identification of the existing specimen with homeowners, working to preserve any historic landscape of the property. Tying in the ancient specimen of the great oaks, Arroyo Seco elevated the property’s natural and existing cultivated landscape with curated design and additions.
